Landlords gas safety certificates for London.
For many years Corgi have been the body retained by the UK Health and Safety executive to register qualified gas installers but from the 1st. April 2009 that is no longer the case.
Following the necessary tendering the contract has now been awarded to Capita plc for the registration of qualified gas installers and to promote gas safety througout the UK.
You need to be sure then that the engineer you chose for any landlords gas safety certificates after the 1st. April 2009 is a Capita registered installer.

Landlords gas safety certificates - The safety rules.
All landlords must have a gas safety certificate issued prior to a new tenant moving in and thereafter the gas system must be professionally inspected and a certificate of gas safety obtained at least once a year. A copy of this certificate must be delivered to the tenant prior to his moving in and therefter the tenant must receive a copy within 30 days of the certificate being issued each year.
Where a landlord uses an agent to manage the property there must exist a contract between the landlord and that agent stating who has the responsibility for gas inspections. Failure to do this results on the legal responsibilityfor not having a landlords gas safety certificate falling to the landlord.
The landlord is responsible for all items of gas equipment fitted to the premises as part of the let. Where a tenant introduces gas appliances of his own these do not form part of the landlord's responsibility and are not checked or testeed during a gas safety inspection.. Good practice though is to advise the tenant of this.
The landlord is not required to provide CO2 alarms but it is good practice and they can be obtained for around £25 be certain they are to the
British Standard EN 50291 and carry the Kite mark. Also, remember that these must be inspected and maintained in accordance with the manufacturer's instructions. Failure to inspect and maintain will give a false sense of safety.
