After many years where Corgi have been responsible for all matters of gas safety throughout the UK, from 1st. April 2009 that all changed. In 2008 the Health and Safety Executive went out to tender to select the company responsible for training and registering gas engineers. The organization eventually chosen is "Gas Safe" and it is this organization which trains and registers gas fitters in the whole UK with the exception of Northern Ireland.
Whilst Gas Safe are now the body responsible for gas safety in the event that a landlord or owner fails to meet his obligations under law prosecutions are carried out not by Gas Safe but by the Health and Safety Executive themselves.

Issuing of certificates.
Whether you are a landlord or a letting agent for rented property you must by law have a valid safety certificate ans these can only be issues now by Gas Safe registered engineers throught the UK except for N. Ireland where the gas engineer must be Corgi Registered.
These certificates must be obtained at least once per year and a copy must by law be supplied to the tenant within 30 days.

Who is responsible ?
The HSE states that where a landlord uses a letting agent for his property that there MUST be a written nagreement between the two as to who has this responsibility. Failure to have such a written agreement will result in the responsibility falling to the landlord and in the event that a valid current certificates does not exist it is the landlord who will be prosecuted in law.

Is natural gas treated differently.
The regulations relating to natural gas are essentially the same but there is a much increased duty of care placed on the person or body responsible. Its is imperative that there is good ventilation as well as the need to use only the correct gas bottles.
